Proposals have been submitted to develop a major employment site in central Lancashire, which has the potential to create up to 5,600 full-time jobs.
Lancashire County Council and development partner Maple Grove Developments (part of the Eric Wright Group) have submitted a planning application for the central Lancashire site in Cuerden.
This development aims to provide approximately 1.7 million square feet of floor space with economic and employment benefits for the people of Lancashire.
The plans would provide new local employment space for offices, research and development, industrial, storage and distribution uses. They could also include certain commercial uses, including retail and food and beverage outlets, as well as opportunities for a gym and/or nursery, health centre/pharmacy and health facilities. Planners say the new employment area with direct access to the motorway network would provide growth opportunities for existing businesses and for new businesses to locate and invest in the area.
The proposals would create approximately 2,400 employment opportunities during the construction phases and up to 5,600 full-time employment opportunities once operational.
It is also estimated that increased spending due to the development would boost the local economy by up to £390m a year.

County Councilor Aidy Riggott, Cabinet Member for Economic Development and Growth, said: “These are exciting proposals for this key strategic employment site in the heart of the county.
“More skilled jobs with competitive wages will drive job growth and create a quality place to work, live and visit, making a real difference to the lives and well-being of people in Lancashire.
“This is an important step in the development of the site with the filing of the planning application. The site is of regional importance, vital to the place development agenda and delivering economic results for Lancashire.

Planners also say the wider benefits of the development, which includes a number of sustainability initiatives, would include landscaping and the creation of ecological habitats on the site.
Investments would be made in local infrastructure, including roads and pedestrian/cycling improvements. New pedestrian and cycle paths would connect existing roads and public rights of way.
Environmental infrastructure, which also supports the health and wellness program, would include plantings and green spaces, ponds and open drainage features.

Detailed planning permission is sought for access to the site and part of the basic green infrastructure and planning permission is sought for all other aspects of the proposals, through a series of parametric and design plans. a design code, which will collectively guide the future development of the site.
